Biscayne Point Residences approved

Today, the City of Miami Beach’s Design Review Board unanimously approved our proposed design for four dwelling units in a singular structure fitting one of the typical, tight 50 Ft by 112 Ft lots assigned RM-1 designation in the Biscayne Point section of North Beach. See more information here.

Zoi House Coconut Grove open house held

Our design for this luxury rental building with 130 residential units and 6,000 SF of retail space finally came to life. Doral Yard opens its doors

The Hub at the Doral Yard opens for business today!

Our design for the space, which provides for a flexible setting for people to partake in dining, drinking, and live music, comes alive in the middle of the Covid-19 pandemic. We are convinced it will provide lessons in adaptability, as the ample, well ventilated areas allow for social distancing, and a lot of customers are driven to the outdoor spaces on the pedestrianized Main Street. NBV100 Master Plan Charrette held

October 7, 2019

CDS | Architecture and Planning joined the multidisciplinary team revamping the zoning ordinance and master plan for North Bay Village. As a subconsultant, we were entrusted with helping plan different scenarios for housing adaptability to sea level rise in that unique community. Among our contributions, proposals for high-density Highrise development along the Kennedy Causeway corridor evaluate current development restrictions, and propose necessary changes. Crespi Apartments inaugurated

June 28, 2019

Also known as NoBe Marina, the new sixteen dwelling-unit apartment building designed by CDS | Architecture and Planning was finally inaugurated. The ribbon cutting ceremony was honored with the presence of the City of Miami Beach District Commissioner, the Chairman of the Miami Beach Chamber of Commerce, and other distinguished guests. These apartment dwellings provide rental units for young professionals and creative folks whose lives revolve around Miami Beach. See more photographs from the occasion here.

City of Miami Beach Historic Preservation Board approves first new project in Tatum Waterway Section of the North Shore Historic District

December 11, 2018

Following no small amount of scrutiny and some controversy, what is the first new building approval after the extension of the North Shore Historic District to the Tatum Waterway section was approved today by the City of Miami Beach Historic Preservation Board, in a 5-1 vote. The proposed design features a fourteen-dwelling unit apartment building over four floors, the architecture of which takes cues from the by now historic neighborhood character, rescuing the central courtyard and the access catwalks as typological elements, and has decorative screens as its leitmotiv.

Aron-Bokor Residence construction breaks ground

November 12, 2018

After a lengthy period of design and permit approvals, this custom home breaks ground in the inner-ring suburb of The Roads, a stone’s throw away from Brickell, Miami. Featuring four bedrooms and three and a half baths, it fits the needs and wants of its young owners to the very last detail, while exploring a new take on the general urban typology of detached housing. The result is quite responsive to the neighborhood morphology yet very private.

The Doral Yard scheduled to open in 2019

Opening in 2019, the Doral Yard comes as the logical successor of the much beloved Wynwood Yard. The project is a partnership between Della Heiman and Ken Lyon of Yard Hospitality, Joseph Furst of the Wynwood Business Improvement District and formerly of Goldman Properties, and Downtown Doral developers Armando Codina and Ana-Marie Codina Barlick. The design by CDS | Architecture and Planning comprises a brick-and-mortar tenant space, dubbed as The Hub, which will house a micro-food hall, a co-working café, a full-service bar, and three local food concepts, including Della Bowls. The rest of the program develops outdoors, and includes Charcoal Garden Bar + Grill as a full-service restaurant, housed in a group of refurbished shipping containers, adding all up to more than 20,000 SF of space. Paseo Boulevard Master Plan unveiled

July 16, 2018

Upon request by Codina Partners, we have assembled a cohesive proposal to upgrade the North-South axis of the main intersection in Downtown Doral. As it vertebrates the whole downtown and goes on to connect with the more residential portions of the neighborhood to the South, there is plenty of opportunity to shape it into a world class string of urban spaces, providing for unique experiences with a funky, peculiar vibe of their own.

The Eighty 4 unanimously approved by the City of Miami Beach Design Review Board

Geared towards larger families, the newly proposed boutique apartment building at 756 84 Street was warmly received by DRB members. The project introduces a simple yet innovative building type for infill residential development in the Biscayne Beach section.

North Beach Yard approved by City of Miami Beach Planning Board and Commission

May 16, 2018

Today the City of Miami Beach Commission adopted a Resolution granting the requested Waiver of Development Regulations for the North Beach Yard. Prior to that, it had already secured approval by the City of Miami Beach Planning Board (PB). As proposed, it will feature a cultural and community entrepreneurial hub and outdoor venue, with entertainment, including the renovation and conversion of an existing building as an events hall for community gatherings. There shall also be instructional workshop classrooms, and a fitness studio. Additionally, food trucks, shipping containers retooled as culinary and retail market stalls, a full-service outdoor bar, and a performance stage and lawn are included in the proposal. Silver Bluff Traffic Mitigation proposal presented

December 21, 2017

Tonight, we present a suggested proposal to alleviate the Silver Bluff neighborhood continuous issues with cut-through vehicular traffic, as well as shed light on opportunities brought forward by the upcoming Underground linear park and Calle 8 improvements. This is undertaken as pro-bono work in benefit of the community immediately adjacent to us, and coordinated with the office of City of Miami Commissioner Manolo Reyes.

Bluewater Workforce Housing recognized with CNU Award

August 10, 2017

Originally developed during our founder’s tenure with DPZ, the Blue Water Workforce Housing in Tavernier Key constituted high-quality, dignified affordable housing that uses a patented system of interlocking single-story courtyard homes. It has finally been recognized by the Congress for the New Urbanism with the 2017 Charter Award. See more information here.

Construction breaks ground for Crespi Apartments at North Beach

Almost eighteen months after the initial Design Review Board approval, our proposed design for this five-story, sixteen dwelling-unit apartment building breaks ground and enters into a new, crucial stage of its journey to completion. City of Miami’s Urban Development Review Board approves Cassa Grove rentals by The Underline.

October 5, 2016

In a unanimous vote, the City of Miami’s Urban Development Review Board members approved and commended the design for the proposed 12-story, 116 dwelling unit mixed-use building by the Coconut Grove Metrorail Station. During the presentation, CDS | Architecture and Planning’s principal Eduardo Pardo-Fernández described the design process for a very idiosyncratic site, whose underlying urban context dynamics were understood and realized, providing a new pedestrian plaza that articulates the intersection of SW 27th and 28th Lanes, and a lively interface with the proposed Underline linear park. CDS | Architecture and Planning served as Design Architect, and Itec Design as Architect of Record.

Site Plan devised for Sunrise Hamlet

Our proposed Site Plan provides for an oasis of civility in an otherwise barren context of suburban sprawl. We saw the opportunity to create a viable hamlet next to a sizable open park. A healthy mix of dwelling building types offers options for varying lifestyles, reaching 110 units in total. Mixed-use buildings with ground floor retail feed off the collector road vehicle traffic, while providing a distinct entrance and buffer to the community. Past them, visitors and residents alike are welcome by a well-defined square featuring a café and convenience store, from which a pedestrian thoroughfare connects to the Swimming Club, the other social hub of the hamlet. Building heights and placement are coordinated to optimize views to the adjacent park.

Modello Grand-family apartments preliminary design unveiled

January 30, 2015

After a thorough series of meetings with the Miami-Dade County Affordable Housing Authority, and other agencies, our proposed design for the Modello Grand-family apartments has seen the light. This initial parti takes off after arriving at a site plan that successfully integrates the new buildings in their urban setting. Located in the town of Homestead, this project aims to provide dignified housing for grandparents, who play an outsized role in extended families. This is particularly important for the local African-American community, where they often have to not just provide roots and stability for grandchildren, but also replace missing parents.

Saadiyat Wellness Village Charrette held in Abu Dhabi

October 28, 2013

In collaboration with Duany Plater-Zyberk and Company, which was entrusted with the Master Plan for the new wellness-focused resort town, CDS | Architecture and Planning joined the ten-day charrette and subsequent refining process, contributing to establish the architectural character of the buildings to come. As a catalytic project, our design for a new multifamily apartment building explored urban living attuned to local cultural sensibilities, with an emphasis on privacy and protection of the inner sanctum, as well as climate responsiveness and adaptability. The six-story building is crowned with a single penthouse that stands as a distinct, hovering urban villa above the hustle and bustle of the upcoming village.
